An empty room is a hard sell.
There is nothing for the eye to hold on to, no sense of how big it is, and nothing to say what living there would be like. A room with somebody else's sofa in it is worse: the buyer looks at the sofa. This turns the photograph you already have into a room worth viewing.
Photograph the room as it stands - from the doorway, on a phone, in whatever light there is. Upload it and say whether there is furniture in it. The machine clears what is not yours, furnishes the room 3 different ways and hands them back with your own photograph alongside.
You get more than one version because a room can be sold more than one way: a bedroom to one buyer, a study to the next, and the same four walls furnished to suit either. The choosing is yours - nothing is published for you, and your own photograph comes back with every version, which is what the portals ask you to show alongside a staged picture.
One room, one charge: 10 tokens for an empty one, 20 for one with somebody else's furniture still in it - not per picture, however many versions come back. No subscription. Everything is deleted after 7 days, and whatever format your photograph is in, it is prepared - and stripped of its location and camera data - in your own browser, before anything is sent anywhere.
-
The agent working alone
A handful of properties a month, photographed yourself
No stager, no photographer on call, and the listing goes up the same evening. Five to eight rooms per property, and every one of them empty.
-
The landlord between tenants
The flat is empty exactly when it has to be photographed
Furnishing it for the viewing costs a weekend and a van. Photographing it bare costs you the enquiries.
-
Somebody else's furniture is still in it
The seller has moved out halfway, or not at all
A sofa nobody is buying, a wardrobe that dates the room. Clearing it digitally is what the agent would otherwise pay for by the picture.
-
The listing has to go up today
A stager needs a week; the portal needs the photographs now
About a minute per room, and you choose from several versions rather than accepting the one that came.
Send us
- An empty room shot wide, with the floor and two walls in frame
- Daylight from a window, even flat daylight
- Living rooms, bedrooms, anything with a floor to stand furniture on
- A phone photograph, held in the hand
Look elsewhere
- Anything that needs the room itself changed - walls moved, floors replaced
- Kitchens and bathrooms, where the fitted units are the room
- Floor plans, 360° tours, video
- Photographs smaller than 640 pixels on the short side
The first one is not a limitation we intend to lift. Changing the room means showing a property that does not exist, and that is the one thing this service refuses to do. Your own photograph comes back with every version, so what was changed is there to be checked.
The quickest way to know whether this suits the places you sell is to put one of them through it. Your first room is on us - no card, nothing to cancel, and about a minute from upload to download.
Send the room you would struggle to photograph well: the empty one, the one with the previous owner's sofa still in it, the spare room nobody can picture a use for. Those are the rooms this was built for.
